*Kariage is a vacant house revitalization project in which Luvis Co., Ltd. (Yokohama City, Kanagawa Prefecture) rents vacant houses, renovates them, and sublets them at full cost. We renovated a 70-year-old vacant house in Oimachi to make it earthquake resistant and turned it into a rental office. *

The two-story wooden house built in August 1952 had recently been inherited by the owner, and had been vacant for about five years. It is located 4 minutes walk from Oimachi Station, behind the Hankyu Department Store, and is in an area with many stores nearby. The owner asked Kariage to renovate the property because he wanted to use it as a rental property for now, with the possibility of living there himself in the future. Due to the lack of access, a plan was adopted to renovate the existing building and convert it into an office rental property.

The renovation work included earthquake-proofing work, roof and exterior wall work, and interior renovations. During
earthquake-proofing work, we reinforced the building with load-bearing walls made of structural plywood, raising the superstructure rating from 0.28 to 1.01. This has greatly improved safety and created a living environment that the owner can live in in the future. Although the interior has been changed to one-floor office
specifications, living facilities such as a kitchen, washroom, and unit bath are also provided, making it possible to accommodate flexible uses.

The ceiling on the second floor was demolished to create a larger space. A built-in kitchen. The counter and stove part are movable, so the layout can be changed depending on the purpose of use.

Since its launch in 2015, the “Kariage” service provided by Luvis Co., Ltd. has renovated and utilized more than 100 properties. We will continue to respond to the diverse needs of owners and work to solve the problem of vacant houses.
