■ Background of this project
The condominium before reconstruction was a condominium built in 1969. It faces an arterial road designated as a special emergency
transportation road by the Tokyo Metropolitan Government. Since seismic reinforcement was difficult due to issues such as the strength of the concrete and construction work, we began full-scale
consideration of rebuilding. Aiming for this, we promoted discussions on integrated development. Mitsui Fudosan Residential provides meticulous support and support for consultations with rights holders of adjacent land, including finding temporary housing during the construction period, consultation on renting housing units after rebuilding, and relocation for those who do not wish to change their rights. , provided support utilizing the comprehensive strengths of the Mitsui Fudosan Group.
The board of directors, centering on the chairman of the management association and the reconstruction association, carefully explains the necessity of condominium regeneration due to the lack of earthquake resistance, the vision of the condominium after rebuilding, etc. to the unit owners and union members. The success of this project was due to the fact that it was shared from an early stage.

■ Efforts in the rebuilding business of Mitsui Fudosan Residential Mitsui Fudosan Residential Co., Ltd. is working on countermeasures for aging buildings, which are urgently needed by society, through condominium reconstruction projects and site sales projects, mainly in the Tokyo metropolitan area. We are promoting business while working together with right holders to resolve various issues faced by each condominium, such as reconstruction of a single condominium building, reconstruction of a large-scale housing complex, and joint
reconstruction with neighboring land. In addition, we are promoting it by combining the know-how we have cultivated in numerous rebuilding projects and site sales projects and the collective strength of the Mitsui Fudosan Group. In order to maximize the floor area ratio, we are working to make the revitalization business even better for the right holders, such as by proposing the use of the “special system for relaxing the floor area ratio” and by mediating alternative properties to the right holders.
We will continue to aim to solve social issues through the rebuilding business and the site sales business that meet the needs of our customers.
