Daiwa House Industry Co., Ltd.
Received the Energy Conservation Center Chairman’s Award at the 2022 Energy Conservation Grand Prize for “Efforts to popularize ZEB in offices nationwide” (newsletter)

Daiwa House Industry Co., Ltd. (Headquarters: Osaka City, President: Keiichi Yoshii) and Watanabe Pipe Co., Ltd. (Headquarters: Chuo-ku, Tokyo, President: Keisuke Watanabe, hereinafter referred to as “Watanabe Pipe”) have established a nationwide office ZEB. We are pleased to inform you that our efforts to promote energy conservation have received the Energy Conservation Center Chairman’s Award in the 2022 Energy Conservation Grand Prize (Energy Conservation Case Category).
Looking ahead to 2055, the 100th anniversary of our founding, in fiscal 2016 we formulated our long-term environmental vision, “Challenge ZERO 2055.” We aim to achieve carbon neutrality through energy renovation and supply of renewable energy.
As part of this, in March 2020, we started supporting the spread of ZEB at offices that Watanabe Pipe has deployed nationwide. Jointly developed our original “ZEB conversion trial calculation cost sheet” that can calculate the construction cost and recovery period due to ZEB conversion and standard specifications for ZEB offices. In recognition of these efforts, our company and Watanabe Pipe jointly received the Energy Conservation Center Chairman’s Award in the 2022 Energy Conservation Grand Prize (Energy Conservation Case Category). As corporate management that integrates SDGs and business is required, we will accelerate our efforts to create a decarbonized society, thereby further strengthening our management base and contributing to a sustainable society through sustainable growth and business. I will fulfill
●Evaluation comments from the secretariat
This case study is an effort to create a pattern of nationwide office stores and convert them to ZEB at low cost. Watanabe Pipe is a trading company that deals in building materials, etc., with about 300 bases nationwide, and there are about 10 new construction projects every year, all of which are aiming to be ZEB. At present, there are 4 “ZEB” projects and 1 ZEB Ready project. The pillars of our efforts include simulations in cold regions, warm regions, and standard regions, patternization of “ZEB”, Nearly ZEB, and ZEB Ready, and adoption after determining which pattern is the optimal solution for each area. This example demonstrated that ZEB can be realized at low cost even at roadside stores, leading to the spread of ZEB at the company. In addition, the fact that the investment is recovered within 2.7 to 7 years and the company is working on ZEB dissemination activities can be evaluated as a reference for promoting ZEB.

●Energy Conservation Award
This award is conducted by the Energy Conservation Center of Japan (supported by the Ministry of Economy, Trade and Industry), and is a business that promotes energy conservation in companies, factories, business sites, etc. belonging to the domestic industry, business, and transportation sectors. The purpose of this award is to contribute to the spread of energy conservation awareness, the promotion of energy conservation products, the development of energy conservation industries, and the construction of an energy conservation society by commending the activities of businesses that have developed products with excellent energy conservation performance. .
1. Development of ZEB trial calculation cost sheet
The “ZEB Cost Calculation Sheet” makes it easier for customers to consider ZEB by clarifying the introduction costs for converting offices and warehouses to ZEB, the costs to be reduced through operation, and the expected investment recovery period. , was made to be easily identifiable. As a result, Watanabe Pipe was able to confirm the cost-effectiveness of hardware aspects of facility development in each region, leading to the nationwide expansion of ZEB.
2. Develop ZEB specifications according to regional characteristics In order to realize the development of Watanabe Pipe’s ZEB facility speedily and at a low cost, we jointly developed ZEB standard specifications based on the verification results of the ZEB facility. In the verification of ZEB facilities, we built facilities with ZEB specifications in cold regions, standard regions, and warm regions so that Watanabe Pipe can adopt optimal energy-saving equipment according to regional characteristics, and reduce the investment recovery period by reducing power consumption. verified. In September 2020, the “Gifu Service Center” was developed in Gifu City, Gifu Prefecture as a standard area. In January 2021, we completed construction of the “Nobeoka Service Center” in Nobeoka City, Miyazaki Prefecture, as a warm region, and in April 2021, we completed the “Hakodate Service Center” in Hakodate City, Hokkaido, as a cold region. As a result of verifying the effects of the equipment at these facilities, it was found that even the “Gifu Service Center”, which was expected to have a maximum investment recovery period of about 9 years at the time of design, could be recovered in about 7 years. We were able to confirm that it will be about 3 years at the center.
Based on these results, our company and Watanabe Pipe classified the 47 prefectures of Japan into cold regions, standard regions, and warm regions, and developed ZEB specifications that adopted cost-effective insulation materials and air conditioning equipment for each region. . Watanabe Pipe selects the amount of solar power generation panels to be installed according to the scale, location, and solar radiation conditions of the facility on the planned construction site. We have established a system that allows users to select from three types: Nearly ZEB, which can reduce emissions by more than 50%, and ZEB Ready, which can reduce emissions by 50% or more.

● 3 divided regions
Cold regions: parts of Hokkaido, Tohoku, and Hokuriku
Standard region: regions other than cold and warm regions
Warm region: Okinawa, part of Kyushu
■ Our approach to ZEB

[Daiwa House Group’s ZEB results (by fiscal year) (*)]
We are promoting the spread of ZEB based on our group’s demonstration experiments. We have adopted the latest energy-saving and renewable energy facilities at our own facilities, such as the construction of Japan’s first large-scale ZEB store of over 10,000 m2 and an “electricity self-sufficient office” using renewable energy. From November 2017 onwards, we have set a policy to convert our new facilities to ZEB in principle.
In addition, by using our company’s own facilities to verify the effects of ZEB technology and as customer showrooms, the number of ZEB construction results in fiscal 2021 was 193, more than double that of fiscal 2020.
* Construction starts of the three Daiwa House Group companies (Daiwa House Industry, Daiwa Lease, and Fujita). Targets ZEB Oriented (total area of 10,000 square meters or more) and ZEB Ready or higher properties that can reduce a certain amount from the standard primary energy consumption.
