Full BIM design project “Shinryo Refrigeration Innovation Hub Main Building” received BELS’s highest rating “ZEB” and CASBEE-Wellness Office’s highest rating “S rank”
……
Mitsubishi Jisho Sekkei Co., Ltd. (Location: Chiyoda-ku, Tokyo, President and CEO: Junichi Tanizawa) is pleased to announce that the “Shinryo Refrigeration Industry Innovation Hub Main Building” (Tsukuba City, Ibaraki Prefecture/hereinafter referred to as this facility) designed by Mitsubishi Jisho Sekkei Co., Ltd. We are pleased to announce that we have received the highest rating of “ZEB” *1 from the Building Energy Efficiency Performance Indication System) and the highest rating of “S Rank” from CASBEE-Wellness Office *2.
*1: A building with net zero or negative annual primary energy consumption. *2: Evaluation of building specifications, performance, and initiatives that support the maintenance and improvement of the health and comfort of building users by the Japan Institute for Built Environment and Energy Conservation.

■ An innovation hub that puts new ABW into practice, where you can choose to work as a “FeELD” from a variety of environments
In this facility, unlike general research facilities, we do not separate the inside and outside of the building, but instead connect the outdoors, semi-outdoors, and indoors into an “environmental gradation” that combines various spaces, temperature, humidity, and light environments. The design concept was to develop a variety of workplaces.
ABW (Activity Based Working) allows users to choose where they work, and by controlling air conditioning and lighting plans according to the characteristics of each location, we create an environment with a wide variety of air, lighting, spatial scale, etc. With the added concept of “ABW e,” we aimed to become an innovation hub filled with “FeELD” (FeEL/Feel Field/Place) where you can “feel” considerations, awareness, and opportunities to create new value.
■ Obtained the highest rank in both “user health and comfort performance” and “environmental performance” certification.

The variety of spaces and the creation of an environment that incorporates the rich greenery of the surrounding area were highly evaluated, and the CASBEE Wellness Office certification, which certifies buildings that support the health and comfort of users, received the highest rank of 5. Obtained star “S rank”.

In addition, by introducing various energy-saving technologies, including solar shading with a large roof and solar panels installed on the top surface, we have reduced primary energy consumption at the design stage by 114% from the standard value, achieving a BELS (building We have achieved the highest rating of 5 stars “ZEB” in the Energy Saving Performance Indication System).
This is the third design project of our company to receive ZEB certification. *Second only to Mitsubishi Electric ZEB-related technology
demonstration building “SUSTIE” (completed in October 2020) and “Shobond Construction Northern Japan Branch New Office Building” (completed in June 2023). Please see the end of the release for details.

SOU-SOU VOID is a semi-outdoor space located in the center of the building, with a continuous atrium extending from the first to third floors. The name comes from the words “sou” and “so” from Shinryo Corporation’s management vision, “Create a refreshing world and contribute to the sustainable development of society.”
It is a semi-outdoor space where you can feel the light and wind, with features such as natural ventilation, skylights, and a large wooden eaves extending from the outside.
By air-conditioning the living area with circadian-controlled ambient lighting, floor vent air conditioning, and condensation-type radiant air conditioning, we have created a comfortable environment while saving energy in a large, open space.

View “SOU-SOU VOID” from the second floor. In general, openings (windows) allow inflow and outflow of solar radiation and heat, so especially in buildings aiming for ZEB, if priority is given to the performance of the building envelope to save energy, the opening ratio tends to be reduced. By installing a 12.5m high glass surface, it creates a sense of openness.

■ Practicing “full BIM design and construction” throughout design and construction projects
When designing this facility, we utilized BIM in all stages, including basic design, detailed design, and construction supervision, to confirm and resolve interference points, examine the design, and share information with the business operator and constructor. Ta. (Selected by the Ministry of Land, Infrastructure, Transport and Tourism’s “Model Project to Facilitate Building Production and Maintenance Processes Utilizing BIM”/Shinryo Corporation, Takenaka Corporation). We will apply the knowledge we have accumulated here to our various future design and supervision projects and utilize it to improve the sophistication and efficiency of our business processes.
In addition, in April 2023, our company will position BIM as an important aspect of our DX strategy, transfer the “BIM Promotion Office” to the “DX Promotion Department” (newly established), and actively promote the use of BIM, disseminate it internally, and provide education. We are doing

This is the first ZEB certified project designed by our company, which has improved both the architecture and equipment, including improved insulation performance, the adoption of high-efficiency equipment, and the use of natural energy. It also attracted attention for achieving ZEB despite having a total floor area of over 6,000 square meters. By installing solar panels only on the rooftop, we demonstrated that it is possible to achieve both energy savings and comfort (WELL certification), even in urban areas where site space is limited. This is the second “ZEB” certification project designed by our company. While improving insulation performance, a full-height opening was installed on the south side with a balcony that also serves as a large eave. After conducting a worker survey during the planning stage, energy loss was reduced by installing “necessary and
sufficient” air conditioning equipment in line with actual usage. It is a plan to contribute to improving the environmental performance of future office building designs by realizing “ZEB” through a
combination of highly general-purpose technologies. (Completed in June 2023)
