Background of “i-BARMS PRO” development
With the mission of “making the parking lot of the future a reality,” ITEC provides lockless parking lots using image authentication technology, ticketless gate parking lots, online payment systems, and other services nationwide. In order to create this, we have begun a parking lot DX that utilizes the PKSHA Group’s technology. Along with the DX of the parking lot site itself, the company, which maintains a large amount of data starting from the parking lot, has begun to improve operational efficiency through data utilization. “i-BARMS PRO,” an analysis tool specialized for parking lot operations, supports improved profits by providing access to a variety of data such as accumulated entry/exit rates and length of stay. We have developed.
Overview of “i-BARMS PRO”
“i-BARMS PRO” is a parking lot data analysis tool that supports parking lot operators to improve the efficiency and sophistication of their operations through various data related to parking lots. In addition to sales management, it is possible to visualize the operation status of each parking space, such as entry and exit by hour, as well as data and management analysis through various functions such as automatic proposal function using PKSHA LLMS. In addition, ITEC has been selected as an IT implementation support business by the Secretariat of the IT Implementation Support Project to Improve Service Productivity, so the implementation of this service will be eligible for subsidies.
1. Automatic suggestion function using various data analysis functions and PKSHA LLMS

In addition to data analysis that takes into account sales, hourly entry/exit rates, and residence time, it is equipped with functions that allow future sales predictions using past information and publicly available external data. In addition, we will use PKSHA LLMS and explain the points to note based on these multiple data. By setting analytical indicators specific to the parking lot industry on the system, we support parking lot management companies in identifying issues and considering measures. By using this function, it is possible to comprehensively understand trends that may be overlooked if you are not accustomed to analyzing graphs.

From the above numbers, we can see that from June 2022 to June 2023, the average sales for each parking lot increased by 17.4% compared to the previous year, and the total sales also increased by 16.8% compared to the previous year. On the other hand, the average number of parking lots decreased by 0.4% compared to the previous year. This figure shows that the increase in average sales for each parking lot has a positive impact on total sales by compensating for the decrease in the number of parking lots. However, the decrease in the number of parking lots is something to keep in mind when considering future business strategies.
2. Friendly UI/UX created based on user feedback
In order to prevent the use of this tool from becoming a mere facade in the parking lot industry, where people of all ages work, emphasis was placed on creating a UI/UX that would be intuitive even when used by someone unfamiliar with the tool. By conducting user tests with more than 200 parking lot operators, we were able to create a UI/UX that fits well with parking lot operations, leading to this release. In interviews conducted after the introduction of the beta version, 90% of the companies that introduced it answered that it was useful for parking lot management.
3. Equipped with functions that comply with the invoice system and the Electronic Bookkeeping Act
In order to streamline administrative processing related to parking lot operations, we are complying with the invoice system and the Electronic Bookkeeping Act, which will be enforced from January 2024. In addition to having a function to reissue eligible invoices issued at parking lots, just by installing this tool, transaction information from parking lot payment machines is automatically linked, and documents can be stored and searched in the cloud for a minimum of 7 years. This eliminates the need for complicated tasks such as linking traditional accounting systems and CSV.
Future prospects
First of all, we will expand the use of this management analysis tool, and we will continue to collect user feedback and collaborate with the PKSHA Group’s technology to further improve the product. ITEC will continue to realize the “parking lot of the future” by providing a more user-friendly parking experience for parking lot users. *1 About PKSHA LLMS: “PKSHA LLMS” is a solution that provides an environment where multiple large-scale language models (LLMs) can be integrated and customized.
