The average price of a newly built house in the Tokyo metropolitan area is 45.01 million yen. The month-on-month rate was -0.2% for the second consecutive month, and the year-on-year rate was -0.1%, the first decline in 44 months since June 2020.
Sales in lower Tokyo have declined for 6 consecutive months, and in Yokohama and Kawasaki cities for 7 consecutive months.
Although the 23 wards of Tokyo increased by 0.6% from the previous month, it remained below the same month last year for the 6th consecutive month.

Average price in 8 areas in the metropolitan area (compared to the same month last year, index trends)
The average price in the Tokyo metropolitan area as a whole fell by 0.2% from the previous month, falling for the second consecutive month. In addition, the year-on-year comparison was -0.1%, falling below the same month last year for the first time in 44 months since June 2020.
By area, sales decreased from the previous month in 7 out of 8 areas. All of them have experienced consecutive declines, but the longest declines have been in Yokohama and Kawasaki for seven consecutive months, followed by six consecutive months in Tokyo. In addition, Tokyo’s 23 wards were the only ones with an increase of 0.6% compared to the previous month, but the rate was -1.0% compared to the same month last year, marking a decline for the 6th consecutive month.
