Tokyo March 28, 2024 – Major real estate services company JLL (Headquarters: Chiyoda-ku, Tokyo, President and CEO: Toshinobu Kasai) is the representative company, and KEG Career Academy Co., Ltd. Through this project, JLL will maximize the appeal of the region while utilizing Wakayama City’s abundant tourism resources, contributing to the creation of a city that is attractive and sustainable for residents and all visitors to Wakayama City.
The “Former Wakayama Civic Center Utilization Project” is a project in which Wakayama City collaborates with Ichihorigawa City Development and various surrounding facilities to create further liveliness and interaction around Nankai Wakayama City Station and to provide urban functions in the future. This is a project aimed at improving the quality of life.
“KNOT Wakayama” proposed by JLL and KEG is a “place where you want to stay and experience” based on six keywords: “education,” “tourism,” “accommodation,” “commerce,” “industry,” and “public.” This is a complex facility with the theme of creating. We will develop accommodation facilities and commercial areas that can maximize Wakayama’s rich tourism resources and appeal, as well as DX (digital transformation) centers that aim to improve the productivity of local companies and areas that produce unique global human resources. It is characterized by having a human resource development function that supports development.
In terms of human resource development, KEG plans to attract international education businesses, including EtonHouse International Education Group, an international preschool opened in Singapore, and France-based Vatel Group, which operates an international hotel management college. We are proceeding with discussions toward a business partnership. The hotel will be managed by Wonder Powered U Co., Ltd. (Headquarters: Minato-ku, Tokyo, Representative Director: Yosuke Irie), and the sauna that will be installed will be managed by TOYOKE Co., Ltd. (Headquarters: Shibuya-ku, Tokyo, Representative Director: Yosuke Irie), which also handles Shibuya SAUNAS. We are currently in discussions with a plan to outsource the management to Kurodo Furuya (Director: Kurodo Furuya).
After forming an SPC for this project, JLL will take charge of the entire project, including the business plan, and prepare for the conclusion of the business contract, which is scheduled to take place in one year.

From a sustainability perspective, we will make maximum use of existing buildings such as the former Wakayama Civic Hall in order to reduce the environmental impact caused by demolishing and constructing new buildings.
The complex will center on the newly planned “Plaza Area,” as well as an “International Early Childhood Education Area,” “DX Center,” “Hotel/Sauna Area,” “School Area,” and “Commercial Area.” By combining educational functions such as an international early childhood education facility and the International College of Hotel Management with hotels and commercial facilities, the local city will revitalize the community and create new value, becoming a new symbol of Wakayama City. We aim to create a type of complex facility.
