Located a 5-minute walk from Hankyu Awaji Station and JR Awaji Station, three train lines are available.
Despite being in a location that boasts excellent transportation convenience, you can live at a more affordable rent compared to surrounding stations along the line, making it a popular area among students and working adults who are starting to live on their own. *Since it is a written contract, the procedure will be done by mail. Thank you for your understanding.
*Please check the website below for details regarding the property.
*About risks – Please fully understand the documents before the contract is concluded and the anonymous partnership contract before signing the contract – The planned annual distribution rate does not guarantee future profit distribution – The real estate appraised value may change due to the influence of the real estate market. If the amount decreases, the principal may be lost or the annual distribution rate may be lower than the planned annual distribution rate. -The risk of price fluctuation of investment equity belongs to the investor. Main points of Maido No. 10
[Image 4:×1307.jpg] ○Income gain type “Maido series”
At Naniwa Fund, we leverage our trust and track record of more than 30 years to invest in properties that are likely to increase in asset value or that are expected to provide stable long-term income. Naniwa Fund’s Maido series is a system in which the customer and our company, a specified real estate joint venturer, enter into a silent partnership agreement, and profits are distributed according to the investment ratio, mainly from rental income such as rental income and tenant fees. .
This time’s “Maido No. 10” is also an income gain type that uses rental profits as capital and returns profits according to the investment ratio.
This product is recommended for those who prefer solid and stable investment as they can receive dividends on a fixed cycle of four times a year.
○Medium- to long-term operation
The target property is a four-story steel-framed apartment building with a flat roof located in Higashi-Awaji, Higashiyodogawa-ku, Osaka City, Osaka Prefecture, a 5-minute walk from Hankyu Awaji Station and JR Awaji Station.
We have concluded a sales contract in January 2024, and will acquire the target real estate using the investment from Maido No. 10. Payment is scheduled for the end of April.
The operational period is 2 years. We do not intend to sell the property immediately after acquisition, but instead intend to operate it over the medium to long term.
After the maturity date, we will review the conditions and plan to restructure the property using the same property.
*If the operator determines that it is considerably advantageous to sell the property due to real estate market trends or redevelopment projects in the area, the fund may be redeemed within the investment period. Thank you for your understanding.
○ Peace of mind with master lease (rent guarantee)
As of March 2024, there is only one vacant room, but since this is a property that will be acquired in the future and there is a university along the railway line, there will be a high turnover of tenants, so there is a possibility that the rent will temporarily drop. In view of this, we have concluded a master lease agreement (contract period: 2 years) with the asset management company (K Power) to reduce risk. During the operation period, a fixed rent is guaranteed regardless of whether the property is vacant or full, so stable operation is expected.
In addition, we have obtained an appraisal report from a third-party real estate appraiser to provide objectivity to real estate prices, allowing our customers to invest with peace of mind.
We also have fire insurance and earthquake insurance to reduce disaster risk as much as possible.
Reduce the risk of loss of principal with a senior subordinated structure
[Image 5:×831.jpg] “Maido No. 10” adopts a senior subordination system with 80% preferred investment and 20% subordinated investment.
The preferred equity that solicits investment from customers has priority over subordinated investors (operators) in receiving rental profits and returning capital at redemption, and conversely, if the loss is within the scope of the subordinated equity, it is the customer’s investor. There is no effect on the book.
In the case of “Maido 10”, losses of up to 33 million yen, which is the subordinated investment, will not affect the customer’s invested capital, so even beginners can invest with confidence.
Although we do not guarantee the principal, we have designed it so that you can invest with confidence.
*If the loss cannot be covered by the subordinated investment, the preferred investor will also suffer a loss. (Guarantees of principal are prohibited under the Investment Law.)
