Background of the agreement

In recent years, the number of vacant houses has increased and has become a social issue. According to the preliminary results of the housing and land statistical survey (*1) announced by the Ministry of Internal Affairs and Communications on April 30, 2024, there are 9 million vacant houses nationwide, and the vacant house rate is 13.8%, the highest level ever. I am. The number of vacant houses in Hokkaido has also reached a record high, with 450,500 vacant houses out of a total of 2,887,900, and the vacancy rate of 15.6%, which exceeds the national average and is the fourth highest in the country. It has become.

In Toyoura Town, it was found that there were 190 vacant houses in the town-wide vacant house survey conducted in 2020. Dealing with these vacant houses
Therefore, the Toyoura Town Vacant House Countermeasures Plan was formulated in FY2020, and various vacant house countermeasure projects are being implemented to prevent the occurrence of vacant houses, promote appropriate maintenance and management, and promote the utilization of vacant houses.
We are promoting this in collaboration with research institutions and universities.
However, as the number of vacant houses is expected to increase in the future due to a decrease in the number of households and an aging population, we have decided to take new measures in addition to the existing efforts to eliminate poorly managed vacant houses. .

In the field of demolition work, we operate a service called “Classone” that matches over 2,000 specialized construction companies nationwide with owners, and we have a total of over 140,000 users (*2) to date. . In addition, from FY2021 to FY2025, the Ministry of Land, Infrastructure, Transport and Tourism’s “Using the Housing Market” The project has been selected for three consecutive years as a model project for vacant house countermeasures, and currently we are promoting vacant house countermeasures through public-private collaboration with 85 local governments nationwide (including Toyoura Town).

This time, we have concluded an agreement with the aim of
collaborating and cooperating to promote the removal of vacant houses in Toyoura Town and contributing to the promotion of appropriate management of vacant houses, while leveraging the resources and strengths of Toyoura Town and our company. It has come to this. Through this initiative, we will solve the problem of vacant houses, and utilize IT technology and data such as our “Demolition Cost Simulator” and “Home End-of-life Navigation” to improve the quality of residents’ response by local government officials. We will contribute to the promotion of local government DX, such as improving operational efficiency.

(*2) Including the results of the old service “Kurasone Demolition” (*3) A service that allows you to calculate the approximate cost of demolition work based on past 110,000 estimate data.

Main initiatives based on the agreement
1. Introducing the “Home End-of-Life Navi” that provides estimated demolition costs and assessed land sale prices.
(URL: https://www.crassone.jp/simulator/navi/hokkaido/abutaguntoyoracho) 2. Distribute flyers on how to proceed with demolition of vacant houses to owners of vacant houses, etc.
3. Utilize our services and information to respond to inquiries from town residents and vacant house owners
4. Providing our services and know-how in measures to promote vacant house removal

What is “Home End of Life Navi”?

By inputting conditions such as the area of the land and building, the nearest station, and the width of the adjacent road using a smartphone, etc., you can easily get an estimate of the “demolition cost” and the “assessed land sale price” after demolition for free. This will help resolve the lack of information such as “I don’t know how much it will cost to demolish” and support the decision-making of owners who are unable to demolish their vacant houses because there is no prospect of selling the land after demolition. Once you have an idea of the estimated costs, if you would like to receive a specific estimate, you may be able to receive an introduction to a construction company.

Nationwide, the number of vacant houses is increasing due to changes in social needs and industrial structure, such as a declining population, declining birthrate and aging population, and aging of existing housing. There are concerns that vacant houses, etc. that have been left abandoned for long periods of time may have a negative impact on the local community, so in the town’s vacant house countermeasures plan, the town has put in place measures to prevent the occurrence of vacant houses, etc. and to properly maintain and manage them, and to “improve the utilization of vacant houses, etc.” We are working on a variety of measures with the aim of “promoting housing development” and “eliminating poorly managed vacant
buildings.”

Services operated by Crassone Co., Ltd., such as the demolition cost simulator and Sui’s end-of-life navigation, provide clues not only to those who are currently worried about demolishing vacant houses, but also to future owners of vacant houses. I hope so.

Our company has a vision of “nurturing a culture of circular revitalization of the town” and aims to realize a richer life for many people through demolition work, and as we conduct our business, we feel that the problem of vacant houses is on the rise. Leaving vacant houses not only has a negative impact on the living environment of citizens, but also has negative economic effects, so
countermeasures are important in town planning, and we believe that cooperation between local governments and private businesses is important to solve this problem. .

We are pleased to have entered into a partnership agreement with Toyoura Town, which is working quickly to curb the increase in vacant houses, and to be able to provide support in the area of demolishing vacant houses. Utilizing our knowledge, experience, and IT technology regarding demolition, we will do our best to realize safe and secure urban development.
