“Nishiazabu Project” meeting (2)
Key points of this project
1. Achieved an assumed surface yield of 5.4% for a 34-year-old building 2.The interior theme is “New York & West Coast style”
3. Contributing to SDGs through effective use of existing building resources 4. Maintenance of the latest internet service (10GB)
1.Achieved an assumed surface yield of 5.4% for a 34-year-old building In this project, we revitalized the 34-year-old “Nishiazabu Hills” and achieved a high-quality full renovation with an estimated surface yield of 5.4%. Based on this experience and know-how, we aim to expand into the business of renovating and reusing large, dilapidated houses, mainly in the Jonan and Josai areas, where our group’s mainstay business is the supply of new rental housing. .
2.The interior theme is “New York & West Coast style”
“Nishi-Azabu Hills” is located in a highly convenient location close to Roppongi Hills, the center of Tokyo, and in a rare location lined with quiet residences that are reasonably far away from main streets. In this project, the former owner’s two-family residence, which occupied the second and third floors, will be renovated into two exclusive residences, turning it into a low-rise luxury rental residence. With only one unit on each floor, each unit has windows on three sides, and the plan was to take advantage of the open feel of the building with a “New York & West Coast” interior theme. The second floor is named “Manhattan,” and the third floor is named “California,” with a high ceiling (effective height 2,860 mm) made of exposed concrete based on the concept of a room in a skyscraper building in Manhattan, New York. The design is based on the concept of an open Californian mansion, and allows you to enjoy the view from the roof terrace. In addition, from the roof terrace, you can enjoy the view from Roppongi Hills up close to Mt. Fuji in the distance. In terms of facilities, the entire building will be inspected in advance and any necessary electrical and equipment work will be carried out. In order to provide a comfortable city life, we have added appropriate facilities to the property, such as security equipment at the common entrance, intercom with monitor, delivery box, and new garbage storage.
The following are the key points for the interior.
・When you open the front door, you will find a living and dining room with a spacious feel.
・Installation of high concrete ceilings and picture rail lighting in the living and dining areas on the second floor
・Large marble-like tiles and composite flooring are used on the living and dining floors.
・Powder room directly accessible from each room
・Two toilets have been installed to allow SOHO (Small Office/Home Office) use. [Image 4

3. Contributing to SDGs through effective use of existing building resources Kyoei Gumi aims to become a 100-year company and is working on the Sustainable Development Goals (SDGs). For the renovation work we undertook, we were able to create a highly designed interior space by forming a team. In addition, we minimize revitalization costs and carry out construction with a focus on safety, environment, and comfort, realizing the provision of real estate with high asset value. This is considered to contribute to the SDGs “Goal 11: Achieve inclusive, safe, resilient and sustainable cities and human
settlements” and “Goal 12: Ensure sustainable consumption and production patterns”. I am.
This project reduces waste by effectively utilizing the resources of existing buildings.
The reused points are as follows.
・Using the existing pillars and beams that make up the 2nd and 3rd floors of the RC Ramen structure building, we created a living and dining space of approximately 40 tatami mats.
・Reuse some of the base and storage by repainting without dismantling it ・Reuse the sashes of all openings and install fall prevention bars on windows (opening to the outside)
・In order to take in the value of the rooftop view as a private roof terrace for the 3rd floor residential units, walkers will be placed on the entire rooftop.
