Tokyu Livable Co., Ltd. (Headquarters: Shibuya-ku, Tokyo, President and CEO: Yoichi Ota, hereinafter referred to as “Tokyu Livable”) and Prime Style Co., Ltd. (Headquarters: Shinjuku-ku, Tokyo, President and Representative Director: Satoshi Okuda, hereinafter referred to as “Tokyu Livable”) The two companies have jointly developed a new condominium recommendation AI system (hereinafter referred to as “Recommend AI”).
Tokyu Livable will begin providing information (e-mail delivery) service using recommendation AI from Thursday, April 4, 2024, to customers who request information about new condominiums sold by the company or visit model rooms. We would like to inform you that we are planning to start.
■Background of recommendation AI development

At Tokyu Livable, “I want to choose the home that best suits my needs from a wide variety of newly built condominiums.” In order to meet the needs of our customers, we opened the Ginza Salon as a centralized sales base, and the TSUNAGU Desk, a consultation desk for new condominiums, has been providing customer support. At Ginza Salon, we not only introduce specific newly built condominiums, but also a wide range of information on newly built condominiums for sale.
Furthermore, even when customers request information about a specific newly built condominium or visit a model room, it is common for many of them to not make a purchase. Previously, customers who did not purchase (hereinafter referred to as “non-purchasers”) were uniformly distributed with information on other newly built condominiums, which sometimes resulted in property introductions that did not meet the customer’s needs.
Therefore, we planned to develop a recommendation AI with the aim of improving customer satisfaction by introducing personalized
information to non-purchasers, increasing the closing rate, and improving business efficiency by automatically distributing
introduction emails. By combining the sales data accumulated at Tokyu Livable with Prime Style’s data analysis technology, we have successfully developed recommendation AI.

This service is available among newly built condominiums currently on sale at Tokyu Livable (number of units sold in FY2022: approx. 2,500 units) as well as used condominiums that meet the needs of non-buyers (actual number of intermediary contracts in the Tokyo metropolitan area in FY2022: approx. 14,000 units). It recommends up to 3 items from the list.
AI learns past new condominium sales data at Tokyu Livable. We deliver the latest recommendation information by email to non-purchasers approximately every two weeks, taking into account the wishes and conditions of each customer, as well as the customer’s attributes. By using AI to replace property introduction work for non-purchasers (approximately 50,000 groups in total in the last three years), which we have not been able to adequately respond to in the past, we are able to maintain contact with customers and create new It has become possible to create business opportunities.
Additionally, we are also working to improve CX (customer experience) with a smartphone-friendly UI (user interface).
■Future developments
At Tokyu Livable Ginza Salon/TSUNAGU Desk, we proactively utilize digital technology, including recommendation AI, to meet customer needs in the sale of our newly built condominium “L’GENTE” series and general consignment properties. We are working to improve CX in line with the global environment, promote efficient sales activities that are environmentally friendly, and build a highly productive sales system.
Recently, the need for DX conversion for various operations has increased in the real estate industry, and various services that utilize digital technology are being developed and provided. Tokyu Livable will continue to utilize digital technology, including the development of our own AI, while providing high-quality services that meet the diverse needs of our customers.
