Koriyama City revised the “Koriyama City Urbanization Control Area District Planning Operational Guidelines” in April 2024 in response to the growing needs of citizens for diverse land use in the urbanization control area.
The new operational guidelines ease development regulations for logistics facilities along some highways that pass through
urbanization control zones that restrict development. Regarding the relaxation of development regulations for logistics facilities, in addition to the existing areas around interchanges, we have
additionally designated national and prefectural roads, access roads to each interchange, etc. on urban planning roads that have been decided upon and have been constructed.

In addition, restrictions on the use of buildings that can be constructed have been relaxed, allowing the construction of direct sales shops for agricultural products and specialty products, and tourism promotion facilities in addition to factories, research and development facilities, and logistics facilities that were previously allowed. If landowners along the designated route wish to develop an area of ​​approximately 2 hectares or more but less than 20 hectares, they will be required to create a draft district plan based on the City Planning Act and submit a proposal to the city. Development will become possible if the need is recognized after consultation with the national, prefectural, and city governments, as well as deliberations at the city and urban planning council.・About Koriyama City
