Kasumigaseki Capital Co., Ltd. (Headquarters: Chiyoda-ku, Tokyo, Representative Director: Koshiro Kawamoto, hereinafter referred to as the “Company”) is pleased to announce that we have been entrusted with the property management of a refrigerated warehouse.
1. Purpose and background
In the development of logistics facilities, our company has been planning and developing mainly frozen and refrigerated warehouses in anticipation of increasing demand for refrigerated warehouses due to the increase in domestic consumption of frozen foods, as well as the 2030 regulations on fluorocarbons. In the future, we have established a joint venture with SRE Holdings Co., Ltd. in order to optimize assets and maximize asset value from a software perspective by actively participating in the operational field without being bound by the framework of a real estate developer. Through our company (X NETWORK Co., Ltd.), we are planning to start providing a storage service and system for frozen cargo in pallets at LOGI FLAG TECH Tokorozawa I.
In addition to the above, we have decided to provide property management services for logistics facilities specializing in frozen and refrigerated warehouses, with the aim of contributing to further increasing the asset value of properties planned and developed by our company. As a first step, we have been entrusted with property management services for two properties, LOGI FLAG COLD Ichikawa I and LOGI FLAG COLD Funabashi I, and have started operations since June 2024. Utilizing our development experience and knowledge of
refrigerated and refrigerated warehouses for rental, we aim to improve the value of facilities for both tenants and investors, and build a system to provide higher quality property management services. In the future, we plan to expand the scope of our work to include not only the refrigerated and refrigerated warehouses for which we have been contracted, but also automated refrigerated warehouses.

3. Future outlook
Although we believe that the impact on our consolidated business results for the fiscal year ending August 2024 will be minor, we believe that it will contribute to increasing corporate value in the medium to long term, and it has become clear that it will have a significant impact on our business performance in the future.
